Question:
Our outside plants died. Can we dispose of them behind our garage?

Answer:
No. The common area is not a garbage dump or landfill. You cannot leave dead plants or soil there. Place these items in your garbage can for regular pick up.

Question:
Our Homeowner’s Insurance company needs a statement of our condo by-laws saying we are responsible for replacement costs of the front and patio doors. Where is this information in the bylaws?

Answer:
The following is from our Covenants. The word “appurtenant” is the key word in this clause; (def: a legal accompaniment).

    8.6 By the Owner. Except as otherwise provided in Sections 8.1 or Section 8.3 hereof, each Owner shall furnish and be responsible for, at his own expense:

(a) All of the maintenance, repairs, and replacements within his own Dwelling Unit and of the doors appurtenant thereto, and all internal installations of such Dwelling Unit such as refrigerators, ranges, and other kitchen appliances, lighting fixtures and other electrical fixtures, plumbing fixtures or installations, and any pipes, ducts, flues, shafts, electrical wiring, and conduits; provided, however, that such maintenance, repairs, and replacements as may be required for the bringing of water, electricity, and other utilities to the Dwelling Units, shall be furnished by the Board as part of the Association Expenses

Question:
We have mice / squirrels in our attic and they have chewed through our roof. What should we do?

Answer:
Contact an animal control company such as Animal Control Specialists, 847-827-7800. Temporarily you should fill in access holes with steel wool but leave one open so they can leave. File a Maintenance Request for the roof repairs. These are usually done en mass rather than one at a time.

Question:
My front porch light timer has broken and I can’t find a replacement.

Answer:
The mechanical Intermatic timers that were initially installed are no longer being made. You should look for a digital timer as a replacement. Both Home Depot and Lowe’s carry them.

Question:
Our mailbox is broken / damaged. What should we do?

Answer:
File a Maintenance Request) and our locksmith will take care of it.

Question:
I have overnight guests who are parking on the street, what should they do when it snows?

Answer:
They will have to find public parking elsewhere. This is an inconvenience, but having cars on the street makes snow removal more difficult.
